Planning Permission
For a single or double storey extension that is under 60 m2, an architect should charge around £800.
The same fee of around £800 would be required for the submittal of building regulations, which would include the detailed plans for an accurate quotation and inspections by the local council.
Extensions
The building of a single storey extension generally costs between £1000 and £1300 per m2. This would include excavations, foundations, walls, windows, roof, internal plastering, wiring, plumbing and basic flooring.
A double storey extension would increase to between £1500 and £2000 per m2.
Structural
For a structural engineer to provide structural calculations for a simple through-lounge requiring one RSJ, the cost is approximately £250.
To install the RSJ, carry out plastering and making good, it costs between £1000 and £1500.
Conservatories
A UPVC conservatory with a polycarbonate roof will cost between £1000 and £1100 per m2.
A hardwood conservatory with a glass roof will be between £1300 and £1700 per m2.
Driveways
A block paved driveway including excavation, and installation of a mid priced manufactured cobble will cost around £85 per m2.
A natural stone driveway in either sets or flagstones will cost around £150 per m2.
Patios
Usually due to poor access, walls and drainage may be required, therefore the price varies between £120 and £160 per m2.
Decking
A simple deck without balustrades usually costs £75 per m2.
